Every villa in this collection holds a valid tourist rental licence. That is not a detail. It is the baseline from which everything else follows: legal compliance, owner accountability, and the certainty that what is presented is exactly what exists.
Every villa in Ibiza within this portfolio has a private pool. No exceptions. In Formentera, where the coastline itself often substitutes for a pool, a small number of properties without one are included where the location and character justify it.
The portfolio is predominantly luxury. Approximately nine out of ten properties sit at the upper end of the market in terms of design, finish, and setting. The remaining properties earn their place through a specific reason: a location that is genuinely rare, a character that cannot be replicated, or a combination of features that makes them stand apart from the standard rental market regardless of price point.
The rise of AI-generated imagery and heavily filtered photography has made it genuinely difficult to know what a villa looks like before you arrive. Properties that photograph as architectural masterpieces can reveal themselves on arrival as something considerably more ordinary. The gap between expectation and reality is widening. And it is widening fast.
Every property in this portfolio has been visited in person by our team. Not assessed from photographs. Not evaluated through a virtual tour. Not listed on the basis of an owner’s description. Seen, walked through, and judged against the same standard we apply to every other property in the collection. If it did not pass that visit, it is not here. That is not a marketing claim. It is the only way we know how to do this.
Ibiza and Formentera share a coastline but offer fundamentally different experiences. Ibiza has scale, variety, and infrastructure. A full range of properties from rural fincas in the north to contemporary estates above the south coast. Formentera has none of that, and that is exactly its value: fewer villas, less traffic, a different pace entirely. Both are covered here under the same standard of selection.
